Plans for a new, 472-unit luxury apartment complex in Natomas were unveiled by AG Spanos Corp. Wednesday evening.
The plans, presented at the North Natomas Community Coalition’s monthly meeting, call for developing 16-1/2 acres adjacent to Natomas Crossing Drive and East Commerce Way, south of the new Centene Corp. headquarters currently under construction.
Stockton-based builder AG Spanos Corp. will file a project application with the City of Sacramento by Jan. 1, 2020, Greg Thatch said.
The “amenity rich” Natomas II project is expected to attract renters such as young professionals and baby boomers looking to downsize. It will be developed in two phases, according to Spanos project manager Jeff Morgan.
The first phase of the project will see construction of 270 units on about 9-1/2 acres as well as a two-story, 12,000 square-foot clubhouse.
AG Spanos Corp. representatives likened the project to Natomas I, the high-end, 293-unit Natomas Crossing apartment project the developer is currently building on Truxel Road, south of Arena Boulevard.
Natomas II, they said, will feature four-story, elevator-served buildings with attached, tuck-under garages and exterior carports. There will be nine different unit types, from 480 square-foot studios up to 1,224 square-foot, two bedroom, two bathroom units. About 60% of the units will be studios and one-bedrooms. There will be no low-income units, they said.
The apartments will have will have nine- and 10-foot ceilings, open concept kitchen and living spaces, full-size washer and dryer and other modern conveniences such as key fobs. Each building will have internal bike storage with maintenance stations as well as dedicated pet washrooms.
The clubhouse will include:
- 24 hour fitness and yoga center
- Rooftop deck/lounge
- Game room featuring billiards and shuffleboard
- Home theater/media room
- Gourmet kitchen
- E-lounge/gaming lounge multi-use space
- Resort-style pool and spa are with a kitchen cabana structure and equipped with outdoor TV screens, BBQs, wash sink and bar-top seating
- Outdoor fire pit lounge
- Mail room and data connected package delivery service
- WiFi connectivity and outdoor surround sound speaker system
Additional on-site amenities at Natomas II will include two outdoor pet areas as part of each phase, electric vehicle charging capabilities and direct access to the future multi-use bike path. East Commerce will also be widened to six lanes with six-foot-wide bike lanes to accommodate additional traffic, according to a traffic engineer working on the project.
The second phase of Natomas II will see 202 units constructed on the remaining seven acres and an 8,000 square-foot clubhouse. Thatch said he expected the project application to make its way to the Planning Commission four to six months after it is filed with the city.
